Prices for advertising on Property News, Property Pal are available on request. This internet advertising comprises all the features and qualities of the property as listed on the brochures with an unlimited number of high quality, high resolution digital photographs designed to show the property in its best possible light.

Any offers made to Property Partners by prospective purchasers in respect of a client's property are confirmed to the client in writing by email & hard copy. If a sale is agreed we will create and process Memoranda of Sale for both the vendor's solicitor and the purchaser's solicitor giving all the necessary and pertinent details of the sale agreed with any exchange and completion deadlines requested. We provide a tenancy agreement, statement of tenancy terms and a rent book to new tenants on behalf of the landlord.

Landlords Obligations:

Since the 1st January, 2009 the law requires that all properties to let require an Energy Performance Certificate (EPC). We can recommend a Domestic Energy Assessor (DEA) to give landlords a quote and prepare this report if required.
The Smoke, Heat and Carbon Monoxide Alarms for Private Tenancies Regulations (Northern Ireland) 2024” came into operation on 1st September 2024, for all new private tenancies granted on or after this date. Existing tenancies granted before 1st September 2024 , must comply by 1st December 2024, this means all private rented properties must comply and install the required smoke, heat, and carbon monoxide alarms by the compliance dates.

Deposits

If the landlord requires a deposit, the tenant will be required to pay a deposit equivalent to the amount of rent the first month's rent including rates at the beginning of the tenancy. This deposit will only be refundable provided the tenant completes the full term of the tenancy and delivers up the property in the same condition in which they received it. Damages can be deducted from this deposit. The landlord is required by law to lodge the deposit in Tenancy Deposit Scheme (TDS) more information about this can be obtained from the following link www.tdsnorthernireland.com. If the landlord decides to hold the deposit he must insure the deposit and he must within 14 days provide the tenant with proof of where the deposit is lodged, otherwise it is committing a criminal offence.

Landlords Insurance

Landlords must also register as a Landlord and should take out Landlord's insurance.

Ensuring receipt of a Tenancy Application Form along with suitable references.

Preparation of a Tenancy Agreement, a Statement Of Tenancy Terms, an Inventory (if required) and a rent book.

Advising the landlord of his legal obligations regarding landlord registration, tenancy deposit schemes, emergency contact numbers and electrical and heating appliances within the property. Advising the landlord of what action to take if a tenant leaves a property before the agreed term and re-listing or renewing tenancies where necessary.
